Builder Partner Guide

Impact Builder Advantage

Helping builders build with confidence.

Welcome

We Understand What's at Stake.

When financing slows down, communication breaks down, or expectations aren't met, it doesn't just impact the loan— it impacts your timeline, your client relationships, and ultimately, your repuation.

That's why we built Impact Builder Advantage around clear communication, predictable processes, and a team that understands construction. Our goal is simple: keep your project moving so you can focus on building exceptional homes and delivering an experience your clients will remember.

Our program is reimbursement-based.

Work first. Funds follow.

Construction funds are released after completed work has been inspected and approved — we don't advance funds before the work is done. Please confirm that your company can operate under a reimbursement draw schedule before we begin. Settling this up front saves everyone time and ensures the program is a great fit for your business.

Why builders partner with us

Built around how you actually work.

Funding at Closing

An initial disbursement of up to 10–12% of construction costs (depending on the loan product) or $50,000, whichever is less, gives you a head start.

Online Draw Portal

Submit draw requests anytime through the OneSite Builder Portal — from the office or the jobsite.

Fast Draw Timing

Approved draws are typically funded within about five business days of inspection verification.

Material Deposits

Up to 50% reimbursement on key materials so you can lock in pricing and supply early.

A Dedicated Team

Construction specialists guide you from approval through final completion — not a rotating call center.

One Closing for Your Client

Construction and permanent financing in a single close keeps your buyer committed and your build on track.

Up to 50% reimbursement

Eligible materials

  • Lumber
  • Windows
  • Appliances
  • Flooring
  • Cabinets
  • Countertops
  • Doors
  • Lock in pricing early

Material deposits that work for you.

Certain materials can receive up to 50% reimbursement based on invoices and your budget allocation — so you can secure pricing and supply before they're installed, instead of floating every dollar yourself.

Material draws count toward your six included draws and follow the same simple request-and-verify process.

    Keeping the plan on track

    Change Orders

Any changes to plans, specifications, or costs must be approved by New American Funding before the work is completed. Unauthorized changes may impact financing approval — so when something shifts, loop us in early and we'll keep you moving.

    The finish line

    Final Draw & Conversion

At completion, final inspections and required documentation must be received before the final draw is released and the loan converts to permanent financing. We'll work alongside you to make sure everything's ready so there's no wait at the finish.

    Builder & Project Approval Roadmap™

Exactly what we'll need — and when.

Builder approval is completed once. After that, each new build follows the complete project checklist for its loan type. Final completion requirements are handled at the end of every project.
